"A-Town" : Lennar

Project Overview:

Voit Real Estate Services sold a 270,000 Sq.Ft. business park to Lennar Homes netting the Seller, a $50 million profit. While in escrow, Lennar directed Voit on their behalf to obtain all adjacent property which consisted of 32 additional, individually owned properties. The Team convinced all owners to sell without final approval for a DDA. Zehner and Tomaselli met with City of Anaheim officials on numerous occasions regarding zoning changes, land conversion and approval for 900 residential units including commercial use.

This land sale was the most comprehensive sale of its kind given the approval process that took place days before the close of all escrows.

To date, this is the largest land assemblage ever completed in Orange County.

Challenge:

Lennar directed Voit to obtain purchase rights to two private streets consisting of 22 individual ownerships, which then led to 11 additional purchases to create “A-Town”, the new Downtown Anaheim and 9,000 units of residential living, retail and public use.

Result:

Voit, in an unprecedented assignment, solicited 33 owners who agreed to sell their property to Lennar to pave way for the historic residential / commercial development.
